Compliance work
Smoke alarm installation, replacement, servicing and fault finding, with property records and job outcomes handled through the normal maintenance workflow.
AESS supports real estate agencies and property managers with more than a yearly compliance visit. We provide smoke alarm work, day-to-day electrical maintenance, urgent fault response, tenant access coordination and after-hours electrical support as part of an ongoing property relationship.
A smoke alarm can fail. A hot-water circuit can trip. A tenant can lose power. A point of attachment can need rectification. A damaged fitting may need to be made safe immediately. AESS is set up to deal with the broader electrical picture rather than treating compliance as a stand-alone annual event.
Smoke alarm installation, replacement, servicing and fault finding, with property records and job outcomes handled through the normal maintenance workflow.
Power points, lighting, fans, switchboards, hot-water electrical faults, appliances, damaged fittings and the other jobs that arrive in a property manager’s inbox.
Electrical faults do not always happen during office hours. Established property-management clients can access after-hours electrical support, subject to availability and the agreed service arrangement.
The value of an ongoing arrangement is continuity. When AESS has already worked at a property, the next fault is not starting from zero. We can see the previous work, understand what equipment is installed and communicate with the managing agency in a consistent way.
AESS can take a work order from the agency, coordinate access, complete the electrical work and return the job information through the agreed process. The aim is to reduce the amount of chasing required from the property manager.
The agency sends the job details, property information and any owner-authorisation limit or special instructions.
Where authorised, AESS contacts the tenant to arrange access and attendance.
We complete the authorised work or report back where additional approval or a larger scope is required.
The managing agency receives the job outcome and invoice through the agreed maintenance process.
A managed property can move from a five-minute fault report to a much larger electrical issue very quickly. AESS can handle the small jobs and escalate the bigger ones when required.

Damaged fittings, electrical hazards, storm-related issues and faults that need to be isolated or made safe before permanent repairs.
Assessment and upgrade options when older protection, main switches or installation condition become part of the maintenance issue.
When a maintenance issue turns into a larger owner-funded upgrade, AESS can scope and quote the broader electrical project.
The more consistently maintenance is managed, the easier it becomes to keep records, identify recurring issues and avoid reinventing the process for every property. AESS works with agencies that want a reliable electrical contractor relationship rather than a different name for every type of fault.
AESS can discuss recurring property-compliance arrangements with agencies and landlords that want smoke alarm support tied into their broader electrical maintenance relationship.
We do not publish a one-size-fits-all portfolio price online. Property numbers, geography, access expectations and service scope all affect what the right arrangement looks like.
AESS is a licensed electrical contracting business, so broader electrical faults do not need to be handed off simply because they sit outside a smoke alarm task.
We have long-term experience with domestic, commercial and property maintenance work in and around Toowoomba.
The goal is simple: tell the agency what we found, what was done, what still needs approval and what can wait.
Yes, for established real estate and property-management clients, subject to availability and the agreed service arrangement. The exact response depends on the fault, safety risk, location and whether an immediate attendance is necessary.
Yes. Where the agency or owner authorises us to do so, AESS can contact tenants directly to arrange access and attendance.
Where the issue exceeds the agreed work order or approval limit, we can make the situation safe where necessary and report the additional work back to the managing agency for approval.
Yes. That is one of the main benefits of the AESS approach. Smoke alarm work can sit alongside the broader electrical maintenance relationship rather than operating as a completely separate service.
Yes. AESS is based in Toowoomba and works across the Darling Downs, Lockyer Valley, Western Downs and surrounding South East Queensland regions. The most practical service arrangement depends on property location and the type of work required.
Yes. We can discuss the number of properties, geographic spread, smoke alarm requirements, maintenance workflow, access expectations and after-hours needs before agreeing on an appropriate service arrangement.
